The number of homes sold in Bend increased in September from a month earlier and the median price per square foot paid for a house was up from a year ago.
The MLS of Central Oregon shows 138 closed sales in September. Though down from a year earlier, that's up from 118 in August, when the hangover from the expiration of the home buyer tax credit was felt. Even though buyers were still eligible to receive the credit if their purchase closed by September 30th, the sales contract had to be agreed to by April 30th and most of those deals have closed.
Maybe even more noteworthy is the fact that the price paid per square foot of living space increased in September, and for the 3rd quarter as a whole. The median price per square foot for sales closed last month was $113.48, up from $112.82 a year ago. And in the 3rd quarter, homes sold for a median of $111.30/sf, while in the same 3 month period last year the median price was $108.66/sf .
It was also interesting to note that the size of homes sold last quarter was smaller (median of 1788sf) than a year ago, when the median size was 1882sf. Even though the overall median sale price was down (to $199,000 from $204,500), buyers were willing to pay a bit more on a square foot basis.
